Preface
The harmonious coexistence of human and architectural environment is the eternal development theme of architecture. Generally speaking, green building is to save resources (such as saving energy, land, water, building materials and so on.), protect the environment and reduce pollution on the premise of meeting people’s use requirements, so that people and nature can coexist harmoniously. In recent years, China’s central government and provincial and local governments have successively introduced the development policy system of green building, and the space scale settlement of “building energy saving green building green residential area green ecological city” is gradually forming. Prefabricated building is a kind of building assembled on site with prefabricated components produced by factory. The advantage of this kind of building is that the construction speed is fast, and the restriction of climate conditions is small. It can not only save labor but also improve the construction quality. Generally speaking, it is like building a house like a car. In 2016, the State Council issued the“guidance on vigorously developing prefabricated buildings” to vigorously promote the development of national prefabricated buildings.
At present, China’s housing industry is mainly developing in the direction of dress matching housing construction technology, and combining it with the development concept of green building. In other words, on the basis of ensuring the service life and practicability of buildings, we should try our best to achieve energy conservation and emission reduction, that is, to save energy, land and materials, to minimize pollution emissions, and to create a safe, healthy, practical and beautiful residential environment for people. In housing construction, especially in indemnificatory housing construction, we must integrate the principle of green building into the design, and strive to realize the standardization and assembly of housing construction. The purpose of this book is to explore the prefabricated building technology and green building technology, in order to contribute to the development of China’s housing industry.
前 言
人与建筑环境和谐共处是建筑永恒的发展主题。绿色建筑,通俗来讲就是在满足人们使用要求的前提下,最大限度地节约资源(如节约能源、节约用地、节约用水、节约建材等)、保护环境及减少污染,使人与自然和谐共存。近年来,我国中央政府及省市地方政府陆续出台了关于绿色建筑的发展政策体系, “建筑节能-绿色建筑-绿色住区-绿色生态城区”的空间规模化聚落正在逐步形成。装配式建筑是指用工厂生产的预制构件在现场装配而成的建筑。这类建筑的优点是建筑速度快,受气候条件的制约小,既可节约劳动力又可提高建筑质量,通俗来说,就是像造汽车一样来造房子。国务院于 2016 年发布了《关于大力发展装配式建筑的指导意见》,以此大力推动国家装配式建筑的发展。
当前,我国住宅产业主要朝着装配式住宅建设技术的方向发展,并且将其和绿色建筑的发展理念相结合,也就是在保证建筑的使用寿命、实用性的基础之上,尽可能地做到节能减排,即节约能源、土地.材料等,尽量减少污染排放,给人们创造安全健康、实用美观的住宅环境。在住宅建设中,特别是在保障性住宅建设中一定要将绿色建筑的原则融入设计中,努力实现住宅建设的标准化和装配化。本书旨在深入探讨装配式建筑技术及绿色建筑技术,以期为我国住宅产业的发展贡献绵薄之力。
Shuang-Ying Guo, female, the Han nationality, bachelor’s degree, CPC member, engineer, born in Sanmenxia City, Henan Province in June 1977. She graduated from Henan Urban Construction College. She studies on engineering cost and works in Sanmenxia Gold Design Institute Co., Ltd. For more than 20 years, she has been engaged in the compilation and review of project budget (settlement). She has been responsible for auditing project settlement and budget of many companies. She has paid attention to the accumulation of professional knowledge in his work. She has served as an expert judge and director of the technical department of the unit. She has won the individual advanced worker of the unit for many times and has been rated as an excellent member of the Communist Party. At the same time, she has published many papers, two software copyrights, utility model patents and other works in national excellent journals.
郭双英,女,汉族, 1977 年 6 月生,河南三门峡人,毕业于河南城建高等专科学校,本科学历,中共党员,工程师,研究方向工程造价。就职于三门峡市黄金设计院有限公司,20 多年来一直从事工程预(结)算编审工作,负责过多家审计工程结算,预算,工作中注重专业知识的积累,担任专家评委,单位技术部主任,多次获得单位个人先进工作者,被评为优秀共产党员。同时在国家级优秀期刊发表过多篇论文,和 2 项软件著作权,实用新型专利,著作等。
Yong-Rong Wu, female, the Han nationality, bachelor’s degree, senior engineer, born in Jinan City, Shandong Province in April 1977. She graduated from Tongji University. She took part in work in July 1998. She has been engaged in construction, management and other work in Jinan Real Estate Development Group Co., Ltd. and Nanyi Real Estate Shandong Company. She is currently the deputy cost director of Nanyi Real Estate Shandong Company. She has been committed to real estate cost management for many years. She has in-depth research on cost control and a lot of practical experience in cost management. She is a participant in the compilation of Whole Process Management Guide for Prefabricated Buildings.
吴永荣,女,汉族, 1977 年 4 月生,山东济南人,毕业于同济大学,本科学历,高级工程师。 1998 年 7 月参加工作,先后在济南市房地产发展集团有限公司、南益地产山东公司从事建筑工程施工、管理等工作。现任南益地产山东公司成本副总监,多年致力于地产成本管理工作, 对成本管控有深入研究和大量的成本管理实践经验,《装配式建筑全过程管理指南》的参编者。
Ji-Wen Shu, male, bachelor’s degree, born in Hanzhong City, Shaanxi Province in February 1980. He graduated from Xi’an Jiaotong University majored in civil engineering. He studies on structural engineering and he is a registered constructor and senior engineer. He once served as the project manager of Chenggu County’s big world business center, international cinema and other large-scale key projects. He is the outstanding project leader of Chenggu County’s construction industry and the outstanding entrepreneur of Hanzhong City’s construction industry. In recent years, he has published several academic papers in domestic well-known journals, and presided over the compilation of 12 Enterprise Management Guides and 13 Project Management Guides and other management books. His representative book is Prefabricated Building Construction and Cost Management.
舒继文,男, 1980 年 2 月生,陕西汉中人。毕业于西安交通大学土木工程专业,本科学历。研究方向为结构工程,注册建造师,高级工程师。曾担任城固县大世界商务中心国际影院等大型重点工程的项目经理,是城固县建筑业优秀项目负责人,汉中市建筑业优秀企业家。近年来在国内知名刊物上发表学术论文数篇,主持编写了《企业管理指南 12 篇》,《项目管理指南 13 篇》等管理系列用书。代表著作《装配式建筑施工与造价管理》。
